Sales and Marketing Approach

 With 35 years of sales and marketing experience in the automobile and marine industries, the switch to real estate was a natural for me. I'm comfortable on both sides of the negotiating table and I use a proven marketing plan for all of my listings, which helps my listings sell faster. My specialty is Luxury Properties in Estero, Ft. Myers and Bonita Springs, Florida. My Real Estate training includes; CDPE certification, Chinese Drywall, Creative Financing, 1031 Exchange and Social Media Marketing just to mention a few of the areas that I am proficient in. I am a current active member of: National Assoc. of Realtors, Bonita Estero Assoc. of Realtors, Gulf Coast Florida Assoc of Realtors, Sunshine MLS service, Rappitoni MLS service, the Women Council of Realtors and I am a Platinum Certified member or Bank of America's REO program on their Equator System.

 The two most important factors in listing a home are the price and the marketing. The price is determined by condition of the home and the current market values in the community that the house is in, not by the owner or their Realtor. As your Realtor I am here to help you determine what that price should be to get your home sold as quickly as possible. The marketing is all about the Realtor that you pick to list your house. Not all Realtors are created equal. I often see listings on the MLS with few or no pictures at all or even worse with poorly taken pictures. There’s a saying that goes "a picture is worth a thousand words" and it has never been more true. Lots of properly staged pictures of your home make a world of difference to potential buyers. If you don't "WOW" the buyer with your first impression, during their internet search, you may never get a chance to even show them your house later on. Most Realtors aren't photographers, they know nothing about staging and their pictures often don't do their client’s homes justice. Not to mention that they're often out of focus and usually only include 8 or fewer photos of the property, which is not enough to "WOW" today's savvy buyers.

 Statistics show that most of today's buyers start their shopping on the internet and if they don't like what they see, they just move on to the next property which is why it's so important to "WOW" them with your first impression. 


My personal goal and top priority with every client has always been to deliver 110% complete client satisfaction. I contribute my local knowledge, sales and marketing experience, as well as my personal attention to detail, from start to finish, with every client, to the success of that goal.
